Turnover rent is a variable rent component where tenants pay a percentage of their sales above a threshold defined in their lease. Moderan calculates it automatically using the percentage and breakpoint set in each rental contract, applied to the turnover amounts imported each period.

OCR is a tenant’s total occupancy costs (rent and related charges) expressed as a percentage of their turnover. A lower OCR indicates a healthier, more sustainable tenant. Shopping centre managers use it to benchmark tenant performance and identify at-risk leases early.

Yes. Some tenants are required to report sales figures without paying turnover rent for example, where the lease includes a reporting obligation but no percentage clause. Simply add a Store without a turnover rent percentage, and Moderan will track the data without generating a rent calculation.

Download Moderan’s import template, fill in the Property, Store, Month, and Turnover amount columns, and upload. Moderan validates the file on import and flags any rows with errors including the exact line number so you can correct and re-upload without losing progress.

Direct invoicing for turnover rent is on the Moderan roadmap. Currently, you can export the calculations and pass them to your accountant or finance system. The Revenue report in Moderan also shows turnover figures grouped by tenant for easy reference.

Nope. The rest of your account will stay the same with the same data you’ve already imported and are working with. With the Retail module, we simply turn it on for your account and its features are ready to use. 

Yes. The Retail Module activates at the contract level only rental contracts with a Store configured will use retail features. The rest of your portfolio continues to work as normal, so you get retail functionality where you need it without changing anything else.

Turnover data in Moderan is controlled through user permission levels. Portfolio owners and managers have a full overview across all stores and tenants. Individual stores or tenants can be given access to upload their own turnover figures, but they only see their own data, never the figures of other stores in the same property. This means you can give tenants direct access to submit their sales reports without compromising the confidentiality of the wider portfolio.
